A condominium, or condo, refers to a residential home, usually a flat or apartment, which is individually owned while common areas are shared with each other. These common facilities may include things such as shared hallways, heating systems, elevators and laundry rooms.

In Singapore, “Condo” or “Condominium” are terms used for housing buildings with some special luxury features like security guards, swimming pools or tennis courts.

Most housings without such features are built by the governmental Housing Development Board (HDB), and such HDB units can be possessed for rent or individually bought from the government. Condominiums and HDB flats make up the overwhelming majority of available residential housing in the country.

Aside from the communal features, condo developments boast a variety of individual residences which may include studio units, penthouse units, individual houses or multiple-room units.


Every owner of a unit within a condo automatically becomes a part of a condo association. The condo has an elected board and members can vote for who serves on the board or stand to serve themselves. The board liaise with the condo management on issues such as maintenance and services and represent the condominium’s community as a whole. Owners will pay a monthly fee for maintenance of the property, infrastructure and surroundings.

Covenants, Conditions, & Restrictions

The Condominium Covenants, Conditions, & Restrictions (CC&Rs) are a set of regulations that residents must abide by. The exact nature of these may vary depending on the condo but some common ones seek to regulate noise levels, levels of renovation works and even the ownership of pets. They are designed to help everyone to get along peacefully but if you feel your lifestyle may be restricted (if, for example, you already have a pet) you should check the relevant CC&Rs carefully.

Types of condominium

Singaporean condos can be divided into three basic types. These are:

    • Mass market condo These are typically located in suburbs such as Bishan, Jurong, Choa Chu Kang or Tampines. They tend to have basic facilities as outlined above.
    • Mid-market condo These may be located on the outskirts of prime districts, including areas like Upper Bukit Timah and Novena. They will usually have better facilities than mass market condos and may include things like saunas, tennis courts and basement car parks.
    • High-end condos Districts 9 – 11 are where you will find the high end condos in Singapore. They are more exclusive and, therefore, more expensive than any other kind of condominium. Facilities may include a personal private lift, a concierge service and well equipped sporting and leisure facilities of various kinds. They will also tend to be located close to the best schools and shopping areas.

Condominiums can offer a unique residence with many benefits. You have the privacy of your own unit but also the use of the condo’s shared facilities. The organisation of the condo will also ensure that the infrastructure, facilities and surroundings are well-maintained and secure.
